Latest Update of Maranatha Lodge - 31 May 2009

Introduction
A lot of team activities have taken place during the summer period 2008-09 by Roger Toole (Cooma Building Services), Colin Mould (Electrical Contractor) and the working bee team.

The aim in summer 2008-09 was to completely fire rate the lower ground floor required by NPSW & Department of Planning to gain an Occupancy Certificate for the winter season of 2009.

Although bad weather held up the builders, our lodge is ready for occupancy for the winter of 2009.

Working Bee Team
Three working bees were held in Feb 2009, March 2009 and May 2009 with a duration of 5 to 7 days supported by the regular working bee team plus a number of new club member volunteers such as Kathleen Muir and Liz Scott (Catering Officer).

The following participated in the summer working bees: Hans Beuttner, Gordon McComb, Mal Lawrey, Ken Lucas, Martin Barnes, Ian Eddy, Mavis Williams, Bruce Norton, Liz & Phil Hatton, Tom Hazel, Katherine Muir and Liz Scott.

The working bee team has contributed to a significant man hours savings during the last summer which is deducted from the builders charges.

Fire Upgrade Lower Ground Floor
During the last 12 months the responsibility for the fire upgrade (Health & Building Audit 21st March 2006) has been transferred from NPWS to NSW Dept of Planning (DoP) under the auspices of Mr Scott Reid.

Mr Scott Reid identified the scope of work required to satisfy fire regulations on the lower ground floor with a completion date of 31st May 2009.

The working bee team undertook the demolition work associated with the fire upgrade.

The main work carried out by the builder for compliance was as follows:

  • Reline drying room with fire rated gyprock walls and ceiling
  • Fire rate boot cupboard ceiling
  • Install new fire rated ceiling in managers flat and minor renovations
  • Fire rate ceiling in boot fitting room
  • Fire rate all pipe and electrical cable penetrations through lower ground floor ceilings


  • Lodge Improvements
    Boot Dryer
    Due to the fire upgrading of the boot cupboard ceiling, it was considered prudent to replace the boot cupboard with a modern boot drying unit that has been successfully used at the Perisher Ski Hire centre.

    The new boot dryer was supplied by Rodney Fabrication from Polo Flat and has a capacity to dry 86 boots. Refer to Photograph.

    Unfortunately the boot cupboard has been demolished. The original altar was located in the boot cupboard so a little history has been lost.

    Stairwell Coating NPWS insisted that we remove the green carpet from our stairwell due to fire risk. Last winter season we tolerated a bare concrete stairwell which looked terrible.

    We have now coated the stairwell and the corridor from the foyer to the laundry with Melos granules - a product from Germany and was applied by Lonaport Sydney. Refer photograph.

    The Melos product has a higher fire rating than carpet and the added advantages of non slip, shock absorbing and long wearing.

    The Melos product has been used successfully at the ski tube station stairway and the Perisher Valley Ski Hire centre for the last 5 years.

    Zip Tap Boiling Water Unit
    The last two years we have had continuing failures with the 10 yr old Rheem hot water unit in the dining room.

    A new Zip Tap boiling water unit with a child proof lock has been installed which has also allowed a new menu board to be added to the back wall of the sink.

    Lodge Sign
    A new Maranatha Lodge sign has been installed on the granite clad wall facing north west on the lower ground floor.

    Dining Room Carpet
    It was planned to replace carpet in the dining room and room 5.

    In conjunction with the carpet replacement, the dining room floor was removed and replaced to allow new electrical cabling to be installed.

    The carpet was supplied by Sean Hoffman from South Coast Carpet Court Wollongong and the carpet off cuts were used to cover rooms 3 and 4 at no cost.

    Electrical Work
    During fire upgrade it became obvious that we had a lot of sub standard electrical wiring in the lodge. The dining room floor was lifted to rectify the electrical faults and remove redundant cables.

    Next summer we propose to replace the electrical power board to a modern day state of the art unit that provides earth leakage protection on all electrical circuits.

    BBQ Relocation
    A new galvanized steel BBQ stand was manufactured by Hayden Masters and installed on the patio by Gordon McCombe and Hans Beuttner. It is considered that the new location will be more user friendly.

    Future Fire Upgrade Work
    An Inspection by Mr Scott Reid DoP on the 14th May 2009 outlined the scope of work to complete the fire upgrade which is to be carried out over two summer periods 2009-10 and 2010-11.

    Bedrooms 6, 7, and 8 will require fire rated gyprock behind existing wall units and vanity in summer 2009-10.

    Bedrooms 3, 4, and 5 will require fire rated gyprock installed behind the wall units and vanity.

    During this upgrade work new wall units will be installed and new sink and taps.

    Environment & Energy Focus
    NPWS are monitoring our energy consumption. Ian Eddy is involved in establishing timer strategies for our electricity consumption on devices such as boot heaters, floor heating etc.

    The other area we are involved in is a weed control program under the auspices of Virginia Logan and her team from NPWS. One of our members, Tom Hazel, has taken the lead to assist in the management of weed control.

    Working Bees
    I have had a number of offers to assist on working bees from club members, so let me know if any one is interested and indicate your availability and skills eg. licensed electrician, licensed plumber.
